Project Manager


M. O’Connor Contracting, Inc., is a full-service General Contracting firm seeking a Project Manager to join our exciting team. We are looking for candidates that have specific experience in Chapter 149 Projects (Fire Stations, Schools, Libraries, Etc.).

Responsibilities:

  • Manage all day-to-day aspects of projects.
  • Work one-on-one with the Assistant Project Manager and Site-Supervisor.
  • Manage all Sub-contractors and vendors.
  • Negotiate all Contracts scope and price.
  • Scope review with Site Supervisor, Estimator, and all subcontractors.
  • Develop & maintain Project Master Schedule & Two Look Ahead Schedules.
  • Develop & manage the Project Submittal Schedule.
  • Manage all correspondence with the Architect & Client.
  • Responsible for all RFI’s, Proposal Request, Change Proposals and Change Order processing.
  • Review all submittals.
  • Review & Approve all PO’s, Contracts & Application for Payments.
  • Develop Project Schedule of Values.
  • Additional duties as assigned.

Qualifications:

  • 5-10 years previous experience working as a Project Manager for a General Contracting Firm, specifically in public construction.
  • Experience with Procore software is REQUIRED.
  • OSHA-30 license is REQUIRED.
  • Strong project management skills.
  • Strong analysis and critical thinking skills.
  • Deadline and detail oriented.
  • Strong leadership qualities.
  • Experience with Procore.
  • Proficiency in Microsoft Project and Microsoft Office Suite.

Assistant Construction Project Manager

Essential Functions / Major Responsibilities:

  • Monitor construction progress. Coordinate with on-site Superintendent and help identify threats to schedule and budget.
  • Solicit subcontractor proposals. Review same and identify scope gaps.
  • Assist with negotiation of Subcontracts and vendor purchase orders.
  • Assist in evaluation of subcontractor capacity and financial strength.
  • Assist Project Manager monitor job budgets.
  • Assist Project Manager prepare job cost reports.
  • Assist in preparation of AIA type monthly payment applications for submission to Owner.
  • Monitor corporate subcontracting policies relative to collection of insurance certificates, release of liens, final payment certificate requisitioning.
  • Request material submittals from subcontractors, perform internal review to ensure compliance with plans and specifications prior to Architect’s (Engineer’s) review. Ensure no materials are ordered prior to appropriate approval. Process submittals through Procore.
  • Schedule and coordinate equipment and material deliveries.
  • Assist in the securing of building permits, licenses and certificates of occupancy.
  • Coordinate meetings as required with Owners, Architects/Engineers, and authorities with jurisdiction over the project.
  • Assist in the maintenance of overall job schedule(s) and drafting of 3-week look ahead schedules.
  • Collect trade contractor/vendor warranties and guarantees, as-builts and transmit to Owner as required.
  • Assume additional responsibilities and complete special projects as assigned.

Education and Experience:

  • Hold a Bachelor Degree course in a relevant field.
  • Demonstrate proficiency reading/interpreting blue-lines and specifications.
  • OSHA-10 training preferred.
  • Construction Supervisor License is preferred.
  • Demonstrate proficiency in Microsoft Office products including WORD and EXCEL.
  • Proficiency in MS Project, Bluebeam and Procore is preferred.
  • Demonstrate excellent verbal and written communication skills.
  • Must have a clean Massachusetts driving license and be able to travel to assigned jobsite(s) as required.

PLEASE NOTE:

  • This role may require, on occasion, an ability to lift and/or move up to 40lbs.
  • This role may require, on occasion, working in an active construction job site environment.
  • Certain tasks and deadlines may require completion of assignments outside normal business hours. Whereas this would be an exception to the norm, this role assumes duties being completed within a standard 40-hour work week.

Assistant Estimator

M. O’Connor Contracting, Inc. is a full-service general contracting firm specializing in delivering high-quality construction projects on time and within budget. We are seeking a detail-oriented Assistant Estimator with experience in reading and interpreting drawings and specifications to join our growing team. This role is perfect for someone who is motivated, collaborative, and eager to grow their estimating skills.

What You’ll Do:

  • Review and interpret drawings, plans, and specifications to create accurate quantity take-offs.
  • Assist in preparing estimates, budgets, and proposals for a wide range of projects.
  • Compare, analyze, and confirm bids align with project scope and specifications.
  • Solicit and coordinate subcontractor/vendor proposals, ensuring 3–5 qualified bids per trade/supplier group.
  • Conduct occasional site visits, participate in bid deliveries, and collaborate closely with the estimating team.
  • Provide general support to the Estimator and project team throughout preconstruction and bidding phases.

What We’re Looking For:

  • Prior estimating experience and the ability to confidently read and interpret construction drawings and specifications (required).
  • A degree in Engineering, Architecture, Construction Management, or a related field OR 2+ year of construction industry experience, specifically in estimating.
  • Strong computer skills, especially Microsoft Word and Excel; experience with PlanSwift or similar software is a plus.
  • Detail-oriented, organized, and analytical — someone who enjoys problem-solving and numbers.
  • Excellent communication and interpersonal skills; comfortable interacting with subcontractors, vendors, and teammates.

Construction Site Laborer/Operator

M. O’Connor Contracting, Inc., is seeking a Skilled Laborer with sitework experience in water, sewer, and drainpipes, including infiltration systems. The candidate should also know how to install all mechanical fittings, valves, hydrants and know how to use a taping machine. In addition to sitework, you will be responsible for performing a variety of tasks related to construction projects. This is a hands-on role that requires proficiency in various skills such as power tools, door hanging, hand tools, construction painting, construction management, roof work, blueprint reading, etc. If you are a skilled laborer with a strong work ethic and a passion for construction projects, we encourage you to apply.

Primary Responsibilities

Skilled Laborer Role: This is not an exhaustive list, examples only.

  • Use power tools and hand tools to complete construction and maintenance tasks.
  • Hang doors and install windows.

Qualifications

  • 2A hydraulics license is preferred.
  • Completed OSHA 10 training required.
  • Valid driver’s license with a satisfactory driving record. CDL license is a plus.
  • Must have the ability to lift, push or pull 70+ pounds, climb heavy equipment, bend, and kneel and to traverse uneven terrain.

Physical and Environmental Requirements:

  • Stand or walk frequently and for long durations.
  • Manual dexterity and the ability to use hands and arms to grasp, reach for, handle and assemble or manipulate objects.
  • Lift and carry materials and tools weighing up to 80 pounds.
  • Climb up and down ladders and other objects.
  • Stoop, kneel, crouch and crawl in construction areas, including confined spaces.
  • Rake, shovel, and dig with hand tools.
  • Operate vibratory equipment such as tamps.
  • 20/40 vision, with or without corrective lenses.
  • Hear (naturally or with correction) on sites when the hearing of backup alarms and other sounds may be required.
  • Meet the physical requirements necessary to safely and effectively perform assigned duties for up to 12 hours a day in hot and cold weather conditions.
